Our number one goal is to make your stay as comfortable and peaceful as possible. The rules are here to protect us from bad apples who try to take advantage of loopholes or are plain destructive. We don't like to enforce the rules unless we have to. Honest and respectful guests don't need to worry about most of these. If you have reasonable requests, just ask. If you’re cool, we’ll be cool. Thank you in advance and I truly appreciate your cooperation! --- A. GENERAL CONDUCT & RESPONSIBILITY 1. The person who booked the reservation must be present at check-in and check-out unless the host approves otherwise. (Fine: $100 and booking termination with no refund) 2. All guests staying past 11:30 PM are considered overnight guests and must be added to the booking in Airbnb. (Fee: $100 per unauthorized overnight guest, plus adjustment of guest count) 3. No moving furniture without approval. (Fee: $100) 4. You may not bring rented, borrowed, or purchased furniture or equipment without approval. (Fine: $250) 5. If anything breaks or is damaged, report it immediately — do not wait until checkout. Fee of $100 if found during inspection after checkout. 6. You are responsible for any rule violations by anyone you invite to the property. --- B. SECURITY & CAMERA POLICY 7. The property is monitored by security video and audio cameras located at each door (video doorbell cameras), front of garage, front of the property, back of the property (floodlight camera), each side of the property (driveway and alleyway), coming down stairs for downstairs unit, and storage closet downstairs. They can be used to verify if rules are broken. Footage and/or audio may be shared with Airbnb and law enforcement if requested for liability, house rules, and party monitoring purposes. 8. Disabling, covering, or blocking cameras is strictly prohibited. (Fine: $250 and immediate booking termination with no refund) --- C. EVENTS, VISITORS & COMMERCIAL USE 9. No parties, events, or commercial filming/photography without prior written approval, contract, and extra fees. If violated: immediate termination with no refund. Any commercial use without permission will lead to legal action. 10. If you would like to host an event or use the space for commercial use where more than 17 people will be coming (i.e. wedding, graduation, birthday, video promo/music video etc.), please ask first. If the rule is broken, immediate termination of booking with no refund will be enforced. 11. Maximum capacity is 17 registered guests unless the host approves otherwise. If violated: immediate termination with no refund and/or $100 per unauthorized person per day (day or night). --- D. NOISE, SMOKING & SAFETY 12. Quiet hours: 10:00 PM – 8:00 AM. Violation or neighbor complaint: (Fee: $200) 13. No smoking or vaping indoors anywhere on the property. Allowed outside of the property (sidewalk or street) only. Indoor smoking or smoke odors: $400 deodorization fee. If the property smells like smoke after checkout, the smoking fee will be applied. 14. No illegal drugs or weapons of any kind within 50 ft of the property. Violation: authorities will be contacted + immediate removal with no refund. 15. Do not tamper with smoke detectors. (Fine: $100 per device) --- E. CLEANLINESS 16. **All guests must remove shoes upon entering the home. Shoes must be placed in the provided shoe rack.** Failure to follow this rule may result in additional cleaning fees. 17. No eating or drinking in bedrooms (water OK only). Food or stains in bedrooms/beds: $100 fee 18. Wash dishes after use. Unwashed dishes: $100 fee 19. Cleaning fee covers standard cleaning only. Heavy trash, aggressive stains, wall damage, glitter, confetti, or excessive mess: $150+ deep-cleaning fee 20. No glitter, paint, or spray tan inside the property. (Fee: $100 for glitter/paint/spray tan found) 21. Use black makeup towels to remove makeup. Stained linens or bedding: $100 + replacement cost 22. Missing or damaged items will be billed at repair/replacement cost, plus compensation for blocked dates if repairs delay the next booking. --- F. PET POLICY 23. Maximum 4 pets total, unless approved. Extra pets: $200 per unauthorized pet per day 24. All pets must be approved before booking (including emotional support animals). If you’re bringing a service dog, please let us know ahead of time. We will also ask basic questions all service dog owners should know 25. Pets are not allowed on furniture or beds and must be crated if left alone. If hair is found on bed or furniture, extra cleaning fees will be applied 26. Pet damages: $50 fee + repair/replacement cost 27. Pet waste: $10 per pile outdoors • $100 per accident indoors --- G. GYM & GARAGE RULES 28. Guests under 18 years old must be supervised to use gym equipment. 29. Use gym equipment at your own risk. Proper attire and closed-toe shoes required. 30. Wipe down equipment after use and return it to its original location. 31. Do not move the pool table. It is leveled to the floor. (Contractor reset fee will apply if moved) 32. No smoking inside the garage. 33. Keep speakers inside the garage. For outdoors, use Bluetooth rock speakers. 34. Do not leave the garage or driveway gate open and unattended. --- H. HEATING / COOLING 35. Do not set thermostat below 67°F (AC) or above 75°F (Heat). Damage from improper use may result in repair charges. --- I. CHECK-IN, CHECK-OUT & CLEANINGS 36. Early check-in/luggage drop-off: $20/hour, with 24-hour notice & host approval. 37. Late checkout: $40/hour, written approval required. (15-minute grace period allowed) 38. Lost & found return shipping: $40 handling + shipping cost 39. For stays longer than 21 days, guests agree to biweekly wellness checks/cleanings with reasonable notice. --- J. REFUNDS & FRAUD 40. By accepting this booking, you agree not to be eligible for any refunds for issues clearly stated in the listing or communicated to the guest before check-in. 41. Guests must notify the host and allow 24 hours to resolve any issue before contacting Airbnb; if resolved or in progress, no refund applies. 42. No refunds for issues outside the host’s control (weather, power/internet outages, etc.). 43. Guests making fraudulent refund claims will be charged $100 per false claim to compensate for time spent handling disputes. --- K. CITY OF ATLANTA REGULATIONS 44. It is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131). Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property. 45. The maximum occupancy of this short-term rental unit is 2 adults per bedroom. 46. 4 parking spaces on-site and 2 street parking spots are available at this property. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing. 47. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city. --- L. SQUATTER / TENANCY DISCLOSURE 48. Booking Casa Azul is not a lease. No landlord-tenant relationship exists. The host has the right to enter the property at any time during your stay. If you remain past checkout, you authorize the host to charge your payment method for every day you occupy the property. --- If you have read it this far, THANK YOU for being a SUPER GUEST! Again, most of these are to lure out fraudulent or destructive guests. If you're an honest and respectful guests, there's nothing to worry about. 🔑 Guest Access You’ll have full and private access to both units (upstairs and downstairs units) and everything outdoors, including the garage—the entire space is yours to enjoy. Feel free to make the most of the spacious backyard, garage gym and game area, outdoor fire pit, and projector setup. Keep in mind the upstairs and downstairs units have their own private entrances and are not connected from the inside (you'll have to go outside each unit to go in and out of each unit). 🚗 Parking Notes There’s a gated driveway that fits 3–4 cars. It’s down a narrow slope with a slight hump at the entrance—most cars (like my Toyota Corolla) make it fine, but if your vehicle is low-riding or fully loaded with many people or luggage, it may scrape the bottom. We recommend using the free street parking out front for peace of mind.
